Some of the guys on forum have signed an NDA with Espresiff and get full documentation/sources from them

What is the procedure of signing those NDA documents and getting all information one needs?

Full documentation is not significantly different than what is posted here. Many important things are simply missing from the documentation. Even simple things like how much RAM/ROM does the chip really have?
